The building is designated Zone Green, exceeding standard code requirements. Enhanced façade insulation strengthens the building envelope, supporting improved thermal performance and more efficient energy use across the property.

Water & Landscape Strategy

Maison 78 incorporates drought-tolerant landscaping selected to require minimal irrigation. By reducing reliance on supplemental watering, the site design supports long-term water savings while maintaining a considered streetscape presence on the Upper East Side.

Indoor & Urban Environmental Considerations

The property maintains a 100% smoke-free environment, supporting improved indoor air quality for residents throughout shared and private spaces.

Bird-friendly glass has been installed on the first eight floors, addressing urban bird safety at street level. In a dense Manhattan context, this is a meaningful design decision that responds directly to local ecological concerns.

Two Green Globes Certification

Maison 78 achieved Two Green Globes certification for implementing practical and measurable solutions across sustainable site development, water savings, and energy efficiencies.

Administered by the Green Building Initiative, the Two Green Globes level reflects verified environmental performance across multiple categories. It confirms that the building’s energy systems, façade enhancements, site strategy, and operational standards have been formally evaluated and meet above-average sustainability benchmarks.
