A Winner by Design

This project creates an incredible range of experiences masterfully unified by a consistent and elegant palette of materials. The result is a rich, inviting interior that is elegantly executed from the grandest gesture to the smallest detail.

Maison 78 earned a 2025 Merit Award in the Interiors category for its thoughtful reinterpretation of classic Upper East Side townhouse elegance within a contemporary 34-story residential tower. The building includes roughly 150 rental residences and 10,000 square feet of amenity space, all unified by a consistent and carefully curated material palette.

Rather than treating amenities as large, open rooms, the design breaks them into a sequence of parlor-like spaces. This approach creates a more intimate rhythm throughout the building, allowing residents to move between quieter, private moments and more social settings without the spaces ever feeling oversized or impersonal.

Public interiors feature bronze, oak, stone, and bronzed glass, giving the shared spaces depth and warmth. Inside the residences, the palette shifts slightly lighter, with refined millwork, stone, and tile paired with darker fixtures for contrast. Kitchens include custom oak cabinetry, and bathrooms feature custom vanities and medicine cabinets that echo the building’s curved and arched detailing, reinforcing a cohesive design language throughout.

Amenities are layered across multiple floors. A below-grade level houses a gym and yoga studio finished in oak and bronzed glass, along with a children’s playroom inspired by Central Park and a pet spa for added convenience. On the 16th floor, residents have access to an amenity kitchen and dining room, billiards room, library, great room, and co-working lounge with private work pods and terraces. Stone wainscoting, oak paneling, bronze accents, and reeded glass frame expansive city views. At the top of the building, the 34th floor features a lounge, bar, and outdoor cooking terrace designed for sunset gatherings overlooking the skyline.

The jury recognized Maison 78 for delivering a wide range of experiences that feel connected and intentional. From large shared spaces down to the smallest custom detail, the interiors reflect a clear, consistent design vision that balances refinement with livability.

About the AIANYS Design Awards

The AIANYS Design Awards, presented by AIA New York State, recognize outstanding architectural and interior design across a range of categories. Juried by industry leaders, the program evaluates projects on overall design excellence, execution, innovation, and contribution to the built environment. Awards are granted at multiple levels, with the Merit Award signifying distinguished achievement and a high level of accomplishment within its category.
